The VP of Affordable Housing Development is responsible for directing and leading the growth of affordable housing acquisition and development for the organization. Essential Functions Researches and analyzes affordable housing project opportunities in multiple states Identifies and negotiates land and building acquisitions Assists in identifying funding sources Identifies the development team such as contractor architect and engineer Identifies scoring needs and negotiates with 3rd parties to meet those needs Completes and submits LIHTC applications Works with all parties to meet application needs Responsible for all follow up from State Housing Finance Agencies (HFA s) Includes initial application Carryover Allocations Cost Certifications and final allocations Completes and submits CDBG applications Monitors project completion from award of funding through construction completion and hand over to operations property management Meets with and creates relationships with HFA s Meets with and creates relationships with HUD offices Identifies funding sources we can use Identifies potential projects we can acquire and or rehabilitate Assists in acquisitions and the transfer of physical asset process Provides consulting services related to affordable housing acquisition and development. Identify for-profit and not-for-profit entities to partner on deals Provide consulting services to parties that want to own but lack experience Promote and sell Seldin Organization Services such as Property Management services Meets goals of department relating to new development GC and acquisition fees Maintains knowledge of new laws and industry regulations and advises management on changes that may be necessary to comply with new requirements. Serves as a resource and represents the company and local state regional and national housing forums and conferences Potential speaking opportunities Marketing booths Serve on Boards and Commissions Keep the Seldin name before the industry Assist the Executive Vice President of Multifamily Acquisitions in the formation and development of an Affordable Housing Development team Education Licenses or Certificates Required Bachelor s degree from a four-year college or university. Experience may substitute for college or university degree. HCCP or other tax credit designation is desired. Broker or real estate license in at least one or more states Communication Skills Required Excellent verbal communication skills. Ability to network and create positive relationships. Experience Required A minimum of five years of related experience in the affordable housing industry. Skills The following attributes are desirable for job success Able to think analytically and convey findings opinions in a professional concise and respectful manner. Ability to work independently and lead the affordable housing team. Ability to prioritize work and meet strict deadlines. Considerable composition and writing skills including grammar spelling and punctuation. Must have strong skills in working with numbers spreadsheets and web based applications.
