Due to continual growth we are searching for a Commercial Property Manager at our office in Omaha Nebraska. Supervisory position with authority responsibility and accountability to plan implement and monitor operations profitability quality service marketing and resident relations of the property while maintaining the company investment. Essential Functions 1) Responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the Company s mission vision and objectives. 2) Maintains relationships with peers and all other departments within the Company. 3) Maintains relationships with suppliers vendors and others serving the Company or the property. 4) Assures adherence to specifications (contractual operations manual). 5) Conducts formal site inspections of building interior and exterior. 6) Makes recommendations for physical repairs and or replacements. 7) Ensures observance of safety regulations. 8) Coordinates commercial Marketing efforts and handles lease renewals. 9) Oversight of marketing plan media relations and special events. 10) Conducts rent collection in accordance with policies and procedures. 11) Makes rental rate recommendations for renewals based on current market information. 12) Writes monthly financial report summaries for ownership. 13) Closely monitors all expenses and approves all invoices in a timely manner and according to the budget. 14) Develops annual property management plan and operating budget. 15) Ensures property files and records are maintained. 16) Continually improves management and technical skills. 17) Other duties as assigned by supervisor. Education Licenses or Certificates Required Associate s degree or equivalent from two-year college or technical school Real Estate License. Communication Skills Required Excellent verbal communication skills organization skills attention to detail with high degree of accuracy and the ability to work independently and exercise judgment are essential. Experience Required Three or more years of property management experience preferably in a commercial property management environment. Skills The following attributes are desirable for job success experience in managing commercial properties ability to supervise staff bookkeeping experience ability to communicate effectively safety conscious ability to assert yourself preference for detail work ability to work well under pressure self-motivation and self-direction ability to work with without direct supervision and the ability to develop a team and be a team leader.
