METONIC an Omaha-based private real estate investment management company affiliated with Seldin Company is seeking an Associate Asset Manager. Associate Asset Manager will be responsible for support in asset management providing support to acquisitions due diligence treasury and investor relations. Essential Functions 1) Work within a collegial team environment overseeing the management of a portfolio of multifamily and commercial real property assets.2) Provide ongoing investment analysis support through the use of Excel and the periodic use of ARGUS.3) Work closely with property managers leasing agents and contractors responsible for daily oversight of existing and prospective assets.4) Monitor and evaluate micro and macroeconomic conditions affecting portfolio assets recommend action to capitalize on trends.5) Ability to create and work with existing financing models to track key metrics and evaluate investment decisions including NPV IRR and break-even analysis.6) Assist with production of quarterly property reports annual reporting benchmarking and offering memorandums.7) Assist in the evaluation and application of capital projects that serve to preserve and enhance the value of assets. Familiarity of construction documentation processes and acumen necessary.8) Assist with underwriting for acquisitions investments loans and capital projects for new and existing assets.9) Assist with pre-investment due diligence including market financial operational documentation and physical analyses of prospective assets.10) Assist with obtaining financing for acquired properties and refinancing existing debt.11) Assist in servicing portfolio equity and debt including compliance monitoring reserves interest calculations and applying payments to investors.12) Assist with other departmental matters as they arise. Education Licenses or Certificates Required A Bachelor s degree from a four-year college or university. MBA Preferred Experience Required A minimum of five years of real estate finance development management or lending experience. Communication Skills Required Excellent written and verbal communication skills organization skills attention to detail with high degree of accuracy and the ability to work independently and exercise judgment are essential. Skills The following attributes are desirable for job success Strong knowledge of financial analyses and calculations through the application of software such as Microsoft Excel. Well-organized detail-oriented strong communication skills a sense of urgency and focused on excellence. A background check and pre-employment drug test will be required.
