TITLE PROPERTY MANAGER - Part-Time DESCRIPTION Family Owned and Operated Multi-Family Complex of 18 Townhouses is looking for a part-time Property Manager to maintain the property rentals by advertising and filling vacancies negotiating and enforcing leases maintaining and securing premises. Property is located in Greensburg PA 15601. This Multi-Family Complex is well maintained is fully rented 99% of the time to Excellent Professional Tenants. DUTIES Attract tenants by advertising vacancies obtaining referrals from current tenants explaining advantages of location and services showing units. Contracts with tenants by reviewing and discussing leases collecting monthly rent and security deposits. Accomplishes financial objectives by collecting rents scheduling repairs and building and property improvements and expenditures. Maintains property by investigating and resolving tenant complaints enforcing the rules of occupancy inspecting vacant units and completing repairs planning renovations contracting with landscaping and snow removal services. Maintains building systems by preforming the necessary repairs contracting for maintenance services and supervising repairs. Secures property by contracting with security patrol service installing and maintaining security devices establishing and enforcing precautionary policies and procedures responding to emergencies. Enforces Occupancy policies and procedures by confronting violators. Provides excellent tenant service. Respond to tenant requests problems in a timely and courteous manner and generate work orders directed to vendors or maintenance or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times. Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property. Ensure that property and leases files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files records correspondence and file notes. Assist with administering tenant occupancy including providing the new tenant with an introduction letter regarding emergency contacts insurance requirements rent collection procedures and maintenance request procedures. Prepare memos faxes email maintain files prepare expenses reports and other administrative forms copying and bank deposits. Maintain office clerical filing and record keeping systems. Coordinate production and ordering of signs tenant identification etc. Assist in preparation of transaction related documents. Maintain contact and other databases for company. Maintain adequate inventory of all office supplies and contact all vendors when maintenance is required on the property. Coordinate regular inventories of all business property. Contractor coordination. Coordinate tenant move-ins and move-outs. SKILLS Excellent Communication Skills Both Written and Verbal MAC or PC computer skills MS Office or Office for Mac Ability to preform basic Carpentry Electrical & Plumbing duties Excellent Management Skills Able to Remodel a Townhouse if necessary. ATTRIBUTES Must be a Reliable Dependable Professional Able to Multi-Task Honest COMPENSATION The Property Manager will receive a percent of the gross monthly rent as well as paid by the hour for repairs and emergencies.
