The loan-to-value ratio for purchases is up to 80% and it is up to 75% for cash-outs. The minimum credit score is 660.For Short-Term Loans - We have a six-month to 24-month short-term. This is intended for someone who wants to buy a property fix it up and then sell it for a profit or who wants to buy it quickly in order to wholesale it for 5 000 or 10 000.For Long-Term Loans - We have a long-term loan with a 30-year amortization period but it has a five-year balloon payment for properties that the borrower wants to rent out. As a result such property cannot require any rehab. It must be ready for the intended purpose. Credit will not be an issue because private money lenders prioritize the value of the asset being financed. This is referred to as asset-based lending.
